Florida businessman buys former hotel for $16.25 million

The Sardy House is once again someone's home.

John Devaney of Key Biscayne, Fla., bought the historic Aspen property for $16.25 million Monday. Devaney said he will maintain the historic character of the home; he will also continue the traditional lighting of the Christmas tree out front.

"I appreciate what the Sardy House means to the Roaring Fork Valley community," Devaney said in a prepared statement.

Devaney attended Colorado State University, and is CEO and head trader of United Capital Markets Inc., which sponsored the 2006 Aspen Celebrity Downhill. Devaney supports the Aspen Youth Experience, among other causes.

Former Pitkin County Sheriff J.W. Atkinson originally built the red brick Queen Anne Victorian on East Main Street was in 1892. It later became the home of Tom Sardy, a longtime county commissioner and local businessman.

Sardy, who owned Sardy's Hardware and worked as a mortician, is best known for spearheading the development of the Aspen-Pitkin County Airport, known for years (and still by some locals) as Sardy Field.

Frank Peters and Daniel Delano purchased the Sardy House in 1985 and converted it to a high-end hotel and restaurant, adding the carriage house rooms at the back.

In 2003 the property underwent a $2 million renovation, which included the addition of air conditioning. The front area was then turned back into a well-appointed, single-family residence and part of the property remained a boardinghouse.

The 16,000-square-foot main house and carriage house comprise 16 bedrooms, 18 full bathrooms, two fireplaces, three kitchens and two caretaker bedrooms with bathrooms.

"I think we did a really good job taking care it," Delano said, but after 21 years of managing the property, the two owners are ready to move on. Still, "turning in the key last week was difficult."

Peters and Delano co-listed the property with Craig Morris of Morris & Fyrwald, and Sean de Moraes, general manager of the Sardy House. The initial asking price was $20 million, and after 18 months on the market, Chris Flynn of Aspen Associates brokered the deal Monday for Devaney.

"We were waiting for the right buyer," de Moraes said. "We're thrilled. Everybody is happy with the outcome of the sale."

Steve Waserstein, a lawyer for Devaney, said his client will probably use part of the house as a second home and the rest for some affiliated business. The house is protected as a historic property.

"We're not sure exactly what the buyer's plans are for the property, but he seems to have a deep respect for the historic nature of the Sardy House property," Delano said.

The Sardy House grounds have long been a community gathering place during the holiday season. The tradition continues Dec. 3, when the giant spruce out front will be lit as the town's Christmas tree.
